In particular, the practice focuses on assisting clients with building surveys, home surveys, house purchase surveys and homebuyer style reports to assist a property purchaser.
What is an Acquisition Advice Inspection ?
An experienced Chartered Surveyor Inspects the property you are looking at purchasing, typically for some half a day. They carry out an examination of the property to a similar depth of a building survey. No report is written up and as such this is not a survey.
However usually the client then arrives at a pre-arranged time and goes around the property in a logical sequence with the surveyor and the surveyor gives a briefing to the client of all aspects that a typical purchaser would want to know prior to purchase. This is drawn to the clients attention in front of the issue. This enables a verbal explanation of the issue to be given to the client from the surveyor. This enables the client to ask questions at any point.
Can a reinstatement valuation be carried out at the same time ?
Yes. The surveyor typically measures the building as part of their analyses and the extra time in the office to calculate the buildings reinstatement value typically only takes an hour or so.
How long do we get with the surveyor on site ?
The surveyor’s inspection time is shorter than when carrying out a building survey as the surveyor only takes note of aspects to report – unlike a building survey when every aspect is written down. Typically it varies depending upon the property and the issues encountered. Most properties take half a day or just over for inspection and half a day or just under for reporting and client discussion.
How do we download the photo record of the inspection ?
This is normally sent via an email link to a dropbox account.
What does it cost ?
This is slightly variable as this is based on the Surveyor’s time. Normally an experienced Chartered Surveyor’s time is around £100 per hour inc gross but often there is a reduced survey day rate applicable. Please call for a detailed quote without obligation.
